1. HOW DOES ROOM ASSIGNMENT WORK?
We will try our best to match you with a roommate that meets your needs.We will assign units based on lifestyle and unit availability. We will have you exchange contact information for you to contact via a phone call,email or in-person.This has proven to be another successful format in which to find compatible room assignments between residents.
2. WHAT HAPPENS IF I DON'T LIKE MY ROOMMATE?
Everyone will sign a individual term lease so that we can accommodate different lease lengths and have the ability to relocate tenants. While the goal for Eddy Street townhomes is to find someone who is most compatible, the community cannot guarantee that all preferences can be met. Eddy Street Townhomes is not responsible or liable for any claims, damages,actions of any nature whatsoever relating to, arising out of or connected with disputes between potential or selected roommates.
3. WHAT IS AN INDIVIDUAL LEASE TERM MEAN?
Individual leasing means peace of mind for both parents and students. An individual lease means that you are only responsible for the space rented by you, rather than the entire townhome. You can lease a room for a term that is convenient for you. Common areas are shared responsibility among all roommates (living room, kitchen,etc.)
4. HOW DO I QUALIFY FOR A LEASE AT EDDY STREET TOWNHOMES?
In order to finalize your lease documents you must qualify to reside with us. There are four ways to qualify:
1) Parental Guarantor
2) I20, copy of passport & visa that meet qualifications
3) Financial aid with documented qualifications
4) Proof of income - two of your most recent paystubs, job offer letter, tax return documentation
You will be responsible for the full term of the lease; however, subleasing is allowed. Please read #6 below for more information. If you have any other questions feel free to contact the office.
5. WHAT IF I NEED TO BREAK MY LEASE?
If you are unable to fulfill your lease term there are no cancellation policies that are available; however, we do offer sublease options. A sublessee is a person that you will find to take over your portion of the lease. You are rent responsible for the unit until your signed lease expiration. Finding someone to sublease will be your responsibility as well. You will be financially responsible until the end of your lease term in the event that your sub lessor does not pay. The sublessee will owe a new application fee, administrative fee and deposit. You will not receive your deposit until the end of your lease term, if you are entitled to one. An additional subleasing fee will be due. The sublessee will have to fill out all of the same lease documents as you and will have to qualify for the townhouse per the terms outlined in the application approval criteria.
6. WHAT IS THE SUBLEASE POLICY? DOES THIS RELEASE ME FROM MY OBLIGATION?
The payment that is due for your rent is not based on number of total days in the month. The total dollar value is paid out during the 10 month period; therefore the rent is divided and paid out in equal installments. For those wanted to lease during the summer or sign a lease longer than our standard terms- you will not be required to move your stuff out and your full lease term will reflect on your lease summary page. This option is based off of availability.
7. WHY DO I HAVE TO PAY RENT FOR THE FULL 10 MONTHS?
8. WHAT HAPPENS IF I CAN'T GET MY PARENTS TO SIGN THE GUARANTOR FORM?
You will have to provide other acceptable proof of income.
You may bring whatever furniture you wish to bring with you; however, we provide a furniture selection for the bedroom, living room and dining area for an additional $100.00 per month.
9. CAN I BRING MY OWN FURNITURE?
Eddy Street Townhomes is a pet friendly community. Please check with the office for pet and breed restrictions.
10. DO YOU ALLOW PETS?
Renter's Insurance is a requirement. While the property carries insurance for the community, you will want to have your personal belongings covered in the event a claim arises. ( Note: The community of Eddy Street Townhomes needs to be listed as an additional party on the policy.)
